When you’re looking for student accommodation there will be things you may want to consider. Check our tips for students in choosing the best Coventry university accommodation. RENT – FACILITIES
First thing you would need to consider before even booking any viewings is budget and affordability
If you are looking for an accommodation on your own, you may want to use an online rent affordability calculator to check this. Alternatively if you are booking with friends, you will need to have a chat with the whole group. Find out everyone’s budget and go from there. If you are receiving student finance – check the amount you will be entitled to
Within your budget you would also need to consider additional costs such as utility bills, internet, tv licence and factor this in
It’s also a good idea to create a ‘needs’ and ‘want’ list. It might be imperative to have your own bathrooms in which case this would be a need. But you would also like a nice garden area to use during summer month, this may go on your want list. Your needs and want list may alter once you start looking at properties. Once you have a list and budget you can look online and see if what’s available for your budget and if you ‘needs’ are realistically for your budget. It will also be dependable on what’s available on the market

LOCATION
Location is another big factor when deciding where you want to live. It’s always best to check on the map in regards to how close you are to your building of study, local amenities, library and even travel links such as bus stops and train station. Also a good question is to ask about car parking, or bike storage.
LEASE AND CONTRACTS
Always be mindful when signing or taking on a new lease. One of our tips for students is to make sure you read through a tenancy agreement or lease before signing. It can be time consuming but it will ensure you don’t sign up to something which has questionable clauses. Most letting agents and accommodation providers will have copies of the contracts on their website. So be sure to have a scan through this, or get someone else to look through this for you. Also check the terms of the agreement – length of agreement, if there’s a retainer for the summer (half rent)
SAFETY/ COMPLIANCE
Always check the property has the relevant safety certificates: annual gas safety certificate, electrical safety certificate and an Energy Performance Certificate are the most basic certificates that all properties should have. You can always ask to see these before signing any contracts
If you are booking through a letting agent they will need to be part of a redress scheme. Always check on their website or ask if you cannot find anything about this You will also need to be aware that all deposits need to be logged with a deposit scheme. So make sure you check this with the agent
